DLF’s ₹8,000 Crore Investment to Create Ultra-Luxury Housing in Gurugram

DLF, one of India’s premier real estate developers, has announced a massive ₹8,000 crore investment in an ultra-luxury housing project in Gurugram, aiming to meet the soaring demand for high-end residential properties. The project, named The Dahlias, will be located in the prestigious DLF 5 area, Gurugram, and will span a vast 17-acre plot. This new development comes as a follow-up to DLF’s successful venture, The Camellias, and is set to raise the standard for ultra-luxury living in the city.

The Dahlias is poised to feature 420 lavish apartments, each covering a minimum area of 10,300 square feet. These expansive homes will cater to high-net-worth individuals, providing them with world-class amenities and an unmatched living experience. The total area of the project is expected to cover nearly 50 lakh square feet, making it one of the largest luxury developments in India.

The project’s revenue potential is estimated at ₹26,000 crore based on pre-launch pricing, with prices likely to rise as construction progresses. The cost of construction is expected to be ₹18,000 per square foot, largely due to the advanced infrastructure, including an artificial lake and a 4 lakh square foot clubhouse. The apartments in The Dahlias will be priced at ₹1 lakh per square foot of carpet area, positioning it as one of the highest-priced residential developments in the country.

Following the tremendous success of DLF The Camellias, which has seen secondary market transactions of apartments for over ₹100 crore, DLF is confident that The Dahlias will build upon this success. The company is expecting significant demand from the luxury market, given the overwhelming pre-launch response.

DLF’s financial performance has also been impressive, with sales bookings for the first half of this fiscal year rising by 66% to ₹7,094 crore. The company is focused on maintaining this momentum and is optimistic about achieving its sales target of ₹17,000 crore by the end of the fiscal year. As part of its expansion, DLF plans to launch additional projects in Mumbai and Goa, further solidifying its presence in India’s real estate market.
